South Oxhey Initiative Regeneration Programme

Hertfordshire Building Control is proud to be delivering the building regulations compliance process for the South Oxhey Initiative. This is a £150 million mixed-use regeneration project by Three Rivers District Council in partnership with developers Countryside Properties Ltd and Home Group.

The aim of the South Oxhey Initiative is to regenerate the heart of South Oxhey together with three previously unused sites within the community. The project will deliver over 500 new homes with a mix of private sale and affordable homes. They will range from one, two, and three-bedroom apartments to four-bedroom family houses and retail space of 55,000sft. This exciting collaboration sees a step-change for local residents and the wider community.

Phase I

Construction works on Phase 1 commenced in autumn 2016 (Sites at Hallowes Crescent, Maylands Road, Hayling Road/Holmside Rise and the ex-car park on the corner of Bridlington Road and Oxhey Drive) with the first private homes completed in summer 2017. The first social rented homes (on Maylands Road and Hallowes Crescent) were completed in early 2018. It is currently anticipated that the development will be fully complete in 2022. 19 retail units & the provision of office space also took place during phase 1 and the units are now fitted out. Our Principal Building Control Surveyor Peter Moore has been very busy overseeing the inspection schedule!

Phase II

Phase II will see 162 Apartments, 12 Houses and 730 m2 of retail space go into the development programme. Our building inspections began for phase 2 in August 2018 from the installation of ground beams & reinforcements to the first sections of drainage laid. During October 2020 the majority of Phase II reached completion, with retail units open underneath the new apartments.
